Jurisdiction: Carmel Valley and Del Mar Heights homes follow City of San Diego rules. Homes in the City of Del Mar follow Del Mar’s. We note which applies on every project.
Where slabs are found
Carmel Valley. With a median year built of 2001 in ZIP 92130 and first homes built in 1983, Carmel Valley is predominantly slab-on-grade construction, by our inference from era and type. Many newer slabs are likely post-tensioned; we confirm each one.
City of Del Mar. The 1970s were Del Mar’s largest building decade (722 units, per Census estimates), and many homes and condominium buildings from that era likely sit on slabs. Older cottages more often have raised floors. See raised foundation repair.
Signs of slab distress
- Cracks in tile or stone that line up across rooms.
- Floor humps or dips, and baseboard gaps. See sloping floors.
- Doors that bind, with diagonal drywall cracks at their corners.
- Cracks at the slab edge that are offset or widening.
- Warm areas or unexplained water use, which can indicate a leak below.
Most slabs have shrinkage cracks. Displacement and change are the signals that matter.
Causes
Pad settlement. Carmel Valley’s mesa-top pads were graded, with cut on one part and fill on another. Poorly compacted fill settles, which may show up at the rear of a lot or on the canyon side. The as-graded geotechnical report shows where fill was placed. See foundation settlement repair.
Moisture. Irrigation, roof runoff, and poor grading at slab edges. See foundation drainage.
Soil movement. Del Mar’s 2023 hazard annex rates expansive soils as a medium hazard, and clay-bearing formations occur in the region. For the City of San Diego, Information Bulletin 141 lists expansive soil and fill among conditions that can require geotechnical reporting. Soils are site-specific.

Correcting a slab
- Crack repair for stable cracks. See foundation crack repair.
- Void filling and slab lifting with injected materials.
- Perimeter piers or underpinning at settled edges, engineer-designed.
- Sectional replacement of badly damaged areas.
- Drainage correction to remove the cause.
Working around stressed tendons
A post-tensioned slab contains steel tendons stressed to high tension after the concrete cures. They make a thinner slab perform well, but cutting or coring one without locating the tendons is hazardous and can compromise the slab. Many PT slabs are marked with stamps; original plans also help. We locate tendons before any penetration, and an engineer is involved in the repair.
Additions and remodels
In Carmel Valley, room additions and garage conversions may sit on newer slabs joined to the original. The joint between the two is a common crack line and deserves a look before new flooring goes down across it.
Permits
- City of San Diego (Carmel Valley, Del Mar Heights): building permit for structural repair unless exempt (Municipal Code §129.0202); geotechnical reporting may be triggered by fill or expansive soils.
- City of Del Mar: Planning review precedes the building permit. See Design Review and coastal permits.
We coordinate with licensed engineers as needed.
Owner questions
Can the slab be assessed without opening it?
Largely. A floor-level survey, crack mapping, and a look at the slab edge tell us a good deal. Opening a small area is occasionally advisable, and only with your agreement.
What happens to the plumbing beneath the slab during a repair?
Lines are located before any cutting, and where a repair opens the slab near plumbing we coordinate with your plumber. A pressure test can be worthwhile when a leak is suspected as the cause.
May we see the repair area before flooring is reinstalled?
Certainly. We are glad to walk the opened area with you or your designer before finishes go back, and we photograph it for your records.
Will a slab repair need to be disclosed when we sell?
Disclosure is a question for your agent or counsel. What we provide is documentation: what was found, what was done, and photographs, so the answer rests on a clear record.
